McGuinn Homes provides a new home warranty that is comprehensively administered and insured by third-party entities, offering clear coverage transitions, automatic transferability, and specific limitations.
- Comprehensive Third-Party Administration and Insurance: The warranty is administered by Bonded Builders Warranty Group (BBWG) and insured by Western Pacific Mutual Insurance Company (WPMIC). This provides independent oversight and financial backing for the homeowner's protection.
- Clear Warrantor Transition: The builder is the warrantor for the first two years, covering workmanship and systems. For years 3 through 10, the insurer (WPMIC) becomes the warrantor for major structural defects , and also assumes builder's responsibility in the initial two years if the builder defaults.
- Automatic Transferability: The Limited Warranty automatically transfers to subsequent owners during its ten-year term. This feature adds value and protection for future homeowners.
- Mandatory Binding Arbitration: The warranty includes a provision for mandatory binding arbitration for all disputes. This ensures disagreements are resolved through a formal, non-court process.
- Broad Exclusion of Moisture-Related Damage: The warranty explicitly excludes any defect consisting of, caused by, contributed to, or aggravated by moisture, wet or dry rot, mold, mildew, fungus, or rust, regardless of the originating cause of any moisture or water penetration that leads to the defect. This is a very broad exclusion that homeowners should be aware of.
