D.R. Horton provides a new home warranty that is backed by a third-party administrator and insurer, offering clear transitions in coverage responsibility and specific limitations.

  • Third-Party Backing: The warranty is administered by Residential Warranty Company (RWC) and insured by Western Pacific Mutual Insurance Company (WPMIC). This provides an independent layer of protection for homeowners.
  • Clear Warrantor Transition: The builder is the warrantor for the first two years. For years 3 through 10, the insurer (WPMIC) becomes the warrantor for major structural defects, also stepping in if the builder defaults in the initial years.
  • Automatic Transferability: The Limited Warranty automatically transfers to subsequent homeowners for the remainder of its ten-year term, providing long-term value for the home.
  • Defined Structural Defect Coverage: Major Structural Defects are clearly defined as actual physical damage to specified load-bearing components that affects their load-bearing function to the degree that it materially affects the physical safety of the occupants.
  • Limited Liability and Exclusion of Indirect Damages: The total aggregate liability of the warranty is limited to the Final Sales Price of the home, and it explicitly does not cover consequential or incidental damages, such as costs for temporary housing during repairs.
