234-264 Northeast 34th Street Condos by Tulip Developments Group
Their ambitious plan involves the construction of a 44-story mixed-use tower, situated prominently on nearly a full acre at the southwest corner of Biscayne Boulevard and Northeast 34th Street. Designed by renowned architect Kobi Karp, this impressive development will encompass approximately 615,000 square feet.
The vision for this project includes 172 condominiums that will sit atop 100,000 square feet of office space, 10,000 square feet dedicated to retail, and a 420-space parking garage. Notably, three-quarters of the units will be luxurious three-bedroom condominiums priced at $1.5 million each, with the remaining one-quarter being two-bedroom units priced at $1 million. This upscale offering aims to elevate the living experience in the heart of Miami's vibrant Edgewater neighborhood.
What sets this development apart is its ambition, going beyond what is conventionally allowed on the site. The developers have acquired transferable development rights from the historic Beverly Terrace residential co-op located immediately south of the property at 3300 Biscayne Boulevard. This strategic move allows them to create a more substantial and impressive project that promises to redefine the skyline.
Tulip Developments Group's Edgewater tower represents their first major endeavor in South Florida, showcasing their dedication to crafting exceptional living spaces. Beyond this project, Amit Kort is also involved in other local ventures, including the development of luxury waterfront homes in Golden Beach and Surfside, working alongside his son, Tomer Kort.
Tulip Developments Group's acquisition of the Edgewater development site, which spans six lots at 234-264 Northeast 34th Street, marked a significant milestone in their journey. The site was purchased for $16.5 million, with the land having previously been owned by David and Leila Centner, known for their ownership of the Centner Academy in Miami's Buena Vista neighborhood. Their sale of the property, which they acquired for $11.5 million in 2018, has paved the way for Tulip Developments Group to transform the landscape of Edgewater with their visionary project.
