- Third-Party Structural Protection: Grand Oak Homes partners with QBW, a third-party warranty administrator, with insurance backing from Liberty Mutual. This ensures that major structural defects are covered for ten years, even if the builder cannot perform.
- Strict Structural Defect Definition: Coverage applies to physical damage in one of eight specific load-bearing components (e.g., columns, foundation systems, beams) only if the damage results from failure of that component and makes the home unsafe or unlivable.
- Builder-Managed Coverage (Years 1–2): The builder is directly responsible for addressing defects in workmanship and in the installation of systems such as plumbing, HVAC, and electrical during the first two years. QBW steps in if the builder fails to meet these obligations.
- Warranty Transferability: The 10-year limited warranty is transferable to subsequent homeowners during its term, supporting coverage continuity and home resale value.
