Spire Homes provides a new home warranty that is issued and backed by a third-party administrator, offering clear coverage responsibilities and automatic transferability.
- Third-Party Issued and Administered Warranty: The Limited Warranty is issued and primarily warranted by StrucSure Home Warranty, LLC. This provides independent oversight and backing for the homeowner's protection.
- Clear Warrantor Transition with Insurance: For the first two years (workmanship and major systems), the builder is the primary warrantor. If the builder fails to perform, StrucSure Home Warranty, LLC ensures these obligations. From years 3 through 10, StrucSure Home Warranty, LLC, directly provides the structural warranty.
- Automatic Transferability: The Limited Warranty automatically transfers to subsequent purchasers during its term. This feature can add value to the home for future resales.
- Mandatory Alternative Dispute Resolution: All warranty claims are required to go through mandatory mediation and/or arbitration. This outlines a defined, non-court process for resolving any disputes.
