The warranty is structured across three tiers: Workmanship, Distribution Systems, and Structural coverage.

Several features in this warranty stand out compared to what most builders typically offer:

  • Irrigation Systems Are Explicitly Covered: Most builder warranties specifically exclude irrigation systems. Normandy's 2-10 HBW warranty includes a dedicated section covering irrigation system leaks, breaks, clogs, sprinkler coverage, and proper operation — a meaningful protection for Texas homeowners where irrigation systems are common and costly to repair.
  • Fencing Is Explicitly Covered: Wood and masonry fences are included under the workmanship warranty. Fencing is one of the most commonly excluded items in new home warranties, making this a genuine standout for buyers who value exterior coverage.
  • Skylights Are Covered: Skylights are explicitly included under the roof section of the workmanship warranty. Many builders either exclude skylights entirely or treat them as manufacturer-warranted items only.
  • Pest Entry Points Are Addressed: The warranty holds the builder responsible for ensuring that eave returns, truss blocks, attic vents, and roof vent openings do not allow rodents, birds, or similar pests into the home or attic space. This add-on is available directly through the same warranty administrator, providing continuity of coverage beyond the warranty period.
