First Texas Homes provides a dual-layer warranty: a direct 1-year builder warranty on workmanship and materials, backed by the StrucSure Home Warranty 1-2-10 Express Limited Warranty program, which is administered by StrucSure Home Warranty, LLC (Denver, CO) and insured by Golden Insurance Company (GIC), a Risk Retention Group. Several features of this warranty and home-buying process stand out for first-time buyers.
- Insurance-Backed Structural Coverage with a GIC Safety Net: The 10-year structural warranty is not just the builder's promise — it is underwritten by Golden Insurance Company, an actual insurer. If First Texas Homes is unable to perform its warranty obligations for any reason, GIC will step in and fulfill them. This three-party structure (builder, StrucSure administrator, and GIC insurer) provides a level of financial security that builder-only warranties do not.
- Automatic, Unlimited-Transfer Warranty: The StrucSure warranty automatically transfers to any subsequent owner when the home is sold during the warranty term. There is no cap on the number of transfers and no cost to transfer. This is meaningful for buyers who may sell before the 10-year structural period expires, as it protects the home's resale value and gives the next owner ongoing coverage.
- Dedicated 2-Hour Home Orientation Walk with a Quality Control Manager: Prior to closing, First Texas Homes schedules a dedicated 2-hour walkthrough of the finished home with a Quality Control Manager — not a salesperson — who familiarizes the buyer with the operation of all equipment and reviews maintenance responsibilities in full. Only upon successful completion of this orientation checklist does First Texas proceed to close. This is a more formal and thorough pre-closing QC process than most builders provide
- Dedicated Warranty Coordinator Assigned at Closing: For the first 30 days after closing, a named Warranty Coordinator and Warranty Manager serve as the homeowner's primary point of contact. The manual is reviewed in person during the Home Orientation so homeowners understand their coverage and responsibilities before they move in.
- Explicit Assignment of Manufacturer Warranties: First Texas Homes explicitly assigns all manufacturer warranties for appliances and equipment (range, dishwasher, water heater, HVAC, garage door opener, etc.) directly to the homeowner in writing at closing. - Clear Written-Notice Requirement That Protects Homeowners: All warranty claims must be submitted in writing — by email or certified mail with return receipt.
